MIAMI-Beacon Station, Florida’s largest business park, has leased another 127,534 sf in six separate deals aggregately valued at an estimated $3.38 million, bringing its 4.5 million-sf inventory to 94% occupancy.

Officials at Jacksonville, FL-based Flagler Development Co., the park’s owner, refused to disclose lease terms except to say the leases were mid-term or about five years each in length. Rents are $5.40 per sf to $6.35 per sf.

The six new tenants are Marlin Showcase Co., which leased 65,794 sf of office/warehouse at 9851 N.W. 106th St. The estimated lease value is $1.93 million; Southport C.F.S. Corp., 26,300 sf at 11825 N.W. 102nd Road, estimated value $618,576; International Freight Services, 14,400 sf at 10125 N.W. 116th Way, estimated $338,688; TY & TY & TY Inc., 11,040 sf at 11700 N.W. 102nd Road, estimated $259,661; USA Carriers Inc., 6,000 sf at 11701 N.W. 102nd Road, estimated $141,120; Alaso USA Corp., 4,000 sf at 10100 N.W. 116th Way, estimated $94,080.

All of the tenants are based at the park except USA Carriers whose headquarters are in Fort Wayne, IN.

Pedro J. Garcia and Stuart T. Gordon of Codina Realty Services Inc. ONCOR International represented Flagler in all six transactions. Bob Comunale of Industrial Group Realty Inc. negotiated for Southport C.F.S. Corp. Jim Armstrong of Easton & Associates represented TY & TY & TY. Jay Ziv of Abood Wood-Fay Realty Group Inc. handled USA Carriers.

There was no co-broker in the Marlin Showcase Co., Alaso USA Corp. or International Freight Services transactions.
