Highway Pact Prompts Second Austin Office

AUSTIN-One of the first companies to begin work on Texas 130 has taken a short-term lease in East Austin.

Professional Services Industries Inc. has signed for 3,680 sf at Enterprise Business Center, 8107 Springdale Rd. in the east submarket. Casey Borgers, industrial specialist of Austin’s NAI Commercial Industrial Properties Co., represented the tenant. Mendy Attwell of Scott Young Properties acted for her company, the building owner.

Borgers tells GlobeSt.com that Professional Services Industries will use the office for testing soil along the highway route, which runs east of Austin. The office offers better access to the road site than its existing Austin office at 8868 Research Blvd. in the city’s northwest submarket. “They wanted to be east of Interstate 35 and decently close to 130,” he says. The lease runs for about a year, he says.

Attwell says the 30,000-sf office/service center building is about 90% leased. Current rent runs about 60 cents per sf, with triple net at 22 cents per sf.
