DALLAS-Dallas-Fort Worth brokers again prove the stamina of retail, signing deals for everything from pad sites and new construction to inline spots at older centers.

The Bank of Texas is fine-tuning its construction plan for a 1.3-acre pad site at Coit Center in Plano. Work is tentatively slated to begin in March 2003, Brian Glaser of Dallas-based Weitzman Group tells GlobeSt.com. The average banking facility comes out of the ground at 5,500 sf.

Coit Center, a project of Silvertree Partners of Dallas, is going up at the junction of Coit Road and Mapleshade Drive. Glaser and Weitzman’s David Sacher handled negotiations for the site acquisition.

At Spring Valley Road in Dallas, Abdul Karim Ahmad bought a 6,500-sf retail building from Dover Associates. The plan is to open a discount dollar store. Dave Valdez of Henry S. Miller Commercial in Dallas represented the buyer and Jack Young of Young Investments, also Dallas, talked for the seller of 1264 W. Spring Valley Rd.

The largest of nine leases that closed put Lonestar Antiques of Haltom City into a 36,000-sf, freestanding sublease spot in North Richland Hills. Sears’ Homelife vacated the spot 10 months ago. The Staubach Co.’s Michael Stern closed the three-year agreement for the dealer’s second location in the metroplex.

“They saw some good opportunity to move up and do a higher-end antique mall,” Stern says. The new space is part of the Rufe Snow Value Center, which has a retail lineup that includes Wal-Mart, Home Depot, Hobby Lobby and Sam’s Club.

In an 11,000-sf retail lease, the Inside Out Shop Inc. took its fourth Dallas-Fort Worth location, settling on 1001 N. Central Expressway in Plano. Jerry Yoder of Henry S. Miller Commercial brokered on the tenant’s behalf while Robin Smith of Dallas’ Tricor Realty Advisors LLC represented the building owner, Collin Creek Partners Ltd.

In two leases, Henry S. Miller Commercial teams of Dan Shoevlin and Blair Black and Ryan Hamilton and Mark Hajdu brought new retail faces to centers in Irving and Dallas. Greater Therapy Centers took 2,900 sf at Central Forest, a center at 11613 N. Central Expressway, in a deal brokered by Hamilton and Hajdu. TJ Investments signed for 1,760 sf to open a self-service laundry in the Towne North center at 3627 N. Beltline Rd. Shoevlin and Black represented the center owner and Thomas Hwang of Centurion Real Estate, the tenant.

Woodmont Co. associate Jack Swartz signed new tenants for Walpert Properties’ Panther Park at 2880 E. Park Blvd. in Plano. In November, Dr. Stephen Thompson will open the Ridgewood Medical Clinic in a former Baylor Health Systems space totaling 3,410 sf and Rent-A-Center will unlock doors on a 4,030-sf inline spot. Swartz also signed up 2,522-sf portrait studio and photo lab for Carrollton’s Briarwcyk center at the corner of Trinity Mills and Marsh Lane.

In Irving, GameStop leased a 1,125-sf inline spot for its newest location, the Plaza Del Sol, a 64,884-sf project at 901 E. Irving Blvd. The five-year deal maintains the Fiesta supermarket-anchored center’s two-year record of 100% occupancy since its delivery.

Craig G. Johnson of Maylar LP represented the building owner, Stanley Hickman, while GameStop used in-house representation. And in Fort Worth, Advance America Cash Advantage Centers took 1,500 sf at the Summit at Bridgewood center in a deal brokered between Jason Miller of Property Advisers Realty Inc. of Irving and Lem Miller of Sandia Properties.
