SEATTLE-A Master Use Permit has been approved for a 25-story Downtown hotel and apartment building at First Avenue and Madison Street at the site of the former Warshal’s Sporting Goods Store.

The developer is Gordon Sondland, who with local partner N. Jack Alhadeff, a real estate broker and investor, paid $1 million for half-ownership in the property from the Warshals in 1997. Among other Downtown hotels, Sondland also owns the Alexis, which is located across the street from the Warshal’s site.

The two existing buildings on the 13,342-sf site will be demolished. The ground floor of the new building would contain the hotel lobby and some retail. Floors two through five in the building will be parking, with 128 hotel rooms above that and 72 apartments above that.

The developers could not immediately be reached for comment on a preliminary construction schedule and the brand of hotel it will be developing. The MUP will be issued shortly after Nov. 14 if no appeals are submitted.
