ROYAL OAK, MI-Developers of a proposed $25-million condominium complex Oak may bend to resident outcry and lower the height of the multifamily project, city officials say. Mayor Bill Urich says he’s been told by Harbor Cos. owner Craig Schubiner the design of the 61-unit, five story building on Woodward Avenue will be reconsidered.

The project was given a tentative green light by the city in early October by earning preliminary site plan approval.

However, Schubiner pulled an alley vacation request for the project from a Monday city commission meeting. Urich says Schubiner is considering changes, including a new architect, revisiting the project’s overall height, possible reductions of floor heights, better traffic control, a reduction in the project density and lowering the amount of penthouse units.

These changes would not likely come back to the commission until after Jan. 1, Urich says. The project still needs final site plan approval.

The condominiums, called Avalon, will replace the Comfort Motel, an older motel that has been a haven for prostitution, drug use and other crimes. The city has created a hotel-motel ordinance to entice the owners to sell for redevelopment projects, and this is the first of a few infamous city motels to come before the commission with a site plan.

Residents asked the commission to deny the project, asking for four stories or less. Schubiner has said he could not go below four stories for the project.

Schubiner says construction could begin in summer 2003, and be finished by the beginning of 2005. The units would cost between $300,000 to $500,000 each.
