MIDDLETOWN, NJ-Two corporate-tenant signings, one an expansion and the other a conversion of a sublease into a direct agreement, have been unveiled by owner M. Alfieri Co. Inc. for its 200 Schulz Dr. here. The two leases, which total more than 78,000 sf of office space, bring the Metropark, NJ-based company’s Tri-Parkway Corporate Campus to full occupancy, according to Michael Alfieri, president of the firm that bears his name.

In the larger of the two latest transactions, Ansell Healthcare Products Inc. has signed on for just over 50,000 sf. The company, which initially leased 4,000 sf in the building almost 10 years ago and currently occupies some 22,000 feet, will move its global headquarters from Australia to the US with the expanded space. Ansell Healthcare Products makes and markets synthetic and natural latex surgical and medical examination gloves. The tenant was represented by Jack Fatigati of the Chatham, NJ-based Garibaldi Group.

In the second signing, NMS Communications Corp. took 28,000 sf in a transaction that converted their sublease into a direct long-term lease. Kevin D. Poppe of Jones Lang LaSalle and Michael Frisolli of Richard, Barry, Joyce and Partners represented the tenant. NMS, based in Framingham, MA, designs, delivers and supports voice, data and video service on wireless and hardwire networks. Besides its Massachusetts and New Jersey locations, the company also has a regional office in Los Gatos, CA.

Tri-Parkway Corporate Campus, part of Alfieri’s portfolio of more than three million sf of class A space, is located just off the Garden State Parkway in Monmouth County. Corporate neighbors include Lucent, UBS PaineWebber, Hartford Insurance and Investors Insurance. Alfieri also maintains a development portfolio of 1,000 acres in several New Jersey locations, on which it plans to develop up to eight million sf of corporate real estate.
