BALLSTON, VA- In pursuit of a space more suitable to its needs, financial investment consulting firm Cambridge Associates LLC has decided to leave Arlington for Ballston with the signing of a lease for nearly 83,000 sf in the 255,000-sf office structure at 4100 North Fairfax Blvd. Cambridge will make its new home on the top four floors of the 13-story tower. Julien J. Studley Inc. represented the tenant in the transaction, and Cassidy & Pinkard brokers stood in for the building owner. While the terms of Cambridge’s agreement are not available, space in the class A building leases for approximately $31 to $32 per sf.

“Studley was able to position Cambridge as the major tenant in a newly constructed office development built and delivered by Hines Development LLC, a preeminent developer in the Washington, DC area,” a Studley written release reveals. “From this opportunity, Studley was able to secure the premier top floors of the new building. The tenant also secured expansion options allowing for flexibility of premises throughout the lease term.” Other tenants in the building include Fannie Mae, the Air Conditioning & Refrigeration Institute, and the Airline Reporting Corp., which also occupies four floors.
