PHOENIX-An industrial property owner who was looking for a tenant found a buyer instead when Roadrunner Glass made a $1.08-million offer on a 21,800-sf Thomas Road industrial building.

“It was just a good fit,” Gary Anderson, who spent months marketing the building for lease, tells GlobeSt.com. Anderson, with Grubb & Ellis Co.’s industrial division, said seller Douglas Saunders initially planned to lease the property, but sold it instead after the glass replacement firm offered to purchase the building. Anderson and Marc Hertzberg, also with Grubb & Ellis’ industrial division, represented buyer and seller in the transaction.

Located at 3031 W. Thomas Rd. in West Phoenix, the property offered Roadrunner good frontage and prime visibility on a main thoroughfare, Anderson said. The glass replacement firm will occupy about half of the building’s 21,800 sf. The remaining space is leased to Heil Corp., a transmission parts distributor, and Vetel Ministries, a church group, he said.
