RICHARDSON, TX-A fire-and-water restoration firm has secured some hard-to-find warehouse space in the Telecom Corridor, striking a five-year lease for 12,050 sf at 412 Bowser. Another 19,698 sf of office/warehouse spaced cleared the closing tables across the metroplex in the Great Southwest Industrial Park.

Air Management Inc. will relocate by week’s end from a smaller site in the far corner of Plano. “They just needed more space and this worked out for them,” A. Taylor Allday of Dallas-based Morse Co. tells Allday bargained the terms, which he termed as “aggressive,” for the building owner, CCI LP, a Dallas investment group led by Charles Connor, president of CH Connor Inc. Air Management’s president, Cody Parmer, negotiated on the firm’s behalf.

The 40,000-sf building has landed its first tenant with the deal following a conversion from single tenant to duplex. The structure was emptied a year ago when tenant, the Ross Martin Co., relocated.

In the Great Southwest Industrial Park, three industrial leases closed off 19,698 sf. The largest space taker, Integrated Future Technologies, took 8,320 sf of office/warehouse space at the Woodlands at 2007 108th St. in the park’s Grand Prairie section. Frank T. Jester II of Dunn Commercial LP in Arlington represented the tenant while George Curry of Dallas-based Trammell Crow Co. brokered the pact for building owner, Crow Family Holdings Industrial.

A 6,058-sf lease was finalized between Lone Star Lightbulb and building owner, Gardiner Properties in talks overseen by John Dunwoody of Dunn Commercial. Lone Star Lightbulb will occupy office/warehouse space at 3012 Avenue E in Arlington’s section of the Great Southwest. The plan is to use the space for distribution.

Also in Arlington, Nedco Electronics took 5,320 sf of office/warehouse at 2500 E. Randol Mill Rd. Jester represented the tenant while building owner, Weingarten Realty of Houston, used in-house broker Lange Allen to negotiate its terms.
