GRAND PRAIRIE, TX-Finish-out has started on a 7,938-sf industrial spot leased in Grand Prairie to accommodate a medical equipment supplier’s consolidation plan for two locations in Dallas and Fort Worth. Another industrial deal closes off 12,496 sf in Dallas while a Garland tenant settles into 13,512 sf.

Performance Home Medical Equipment is poised to move in as soon as the work is done at 1515 Avenue S in the Grand Prairie section of the Great Southwest Industrial Park. Michael Spain of TIG Real Estate Services tells that the tenant is moving into space vacated a couple months ago by Metro Automation, which exited the 36,000-sf leased site to buy a building in Irving.

Spain and TIG’s John Lancaster represented the building owner, RREEF, in the medium-term lease negotiations for the three-building, 126,000-sf complex built in the mid-1980s. David Dunn of Dunn Commercial in Arlington bargained the terms for the tenant.

In West Dallas, American Intrepid Resources Inc. has unpacked in 12,496 sf at the Quebec Street Warehouse at 3138 Quebec St. The 47,580-sf holding, owned by Woodhill Square JV of Dallas, is now 60% occupied, according to Perry Jones of Property Advisers Realty Inc. in Irving. He represented the tenant while Property Advisers’ Brett French acted for the building owner in negotiating the mid-term lease for the awning manufacturer and capping three months of searching for a new location.

In Garland, Seasilver USA moved into 13,512 sf at 4002 W. Miller Rd., a Northwestern Mutual-owned warehouse/distribution building. The Carlsbad, CO company signed a three-year lease for a distribution location to service the Southwest US.

Cary Krier of Bradford Co. in Dallas represented the building owner. Mart Martindale of Grubb & Ellis Co. brokered the deal for the new tenant.

Martindale tells that Seasilver’s owner flew in, toured a half dozen sites in one day and made a decision that same day. Some free rent and a good rate, he says, were the deal makers plus a building criteria for 22-foot clear heights.
