LAKEOSWEGO, OR-Oswego Village, an 86,600-sf retail center here, continues to sport a 98% occupancy rate thanks to 18,000 sf of new and renewal activity over the final two months of the year.

The Albertson’s-anchored strip center is owned by the Ventura County Employee Retirement Association and marketed by CB Richard Ellis brokers David Demers and Dan Stein. Stein tells the center is located on Highway 43, also known as Main Street, just south of A Street, which is a major east-west corridor through the upscale community.

Stein says the center’s triple-net asking rates, which are between $14 per sf and $21 per sf, have actually gone up recently in some case as there have been multiple bidders for the same space. “It’s a desireable center in a very desirable area,” says Stein, explaining that an LOI has been received for the 2,000 sf still available. “It is one of the few grocery-anchored retail centers in Lake Oswego with modern retailer such as Noah’s Bagels, Jamba Juice, Taco Bell and Subway.”

The most recent transaction was a renewal and expansion by Tuesday Morning Inc. The discounter of high-end merchandise expanded from 5,200 sf to 6,137 sf. Kosta, Choate & Pierson, a physical therapy clinic, also renewed and expanded from 3,000 sf to 4,747 sf. As well, Palm Beach Tanning signed on for 2,900 sf, Wiltshire Jewelers signed on for 1,130 sf, Clear Choice Wireless signed on for 1,125 sf. Nanny B’s, a children’s clothing store, and Nova Travel also signed leases in the past several weeks.
