PLEASANTON, CA-Charter Properties is reconsidering a redevelopment proposal that it recently submitted for the Vintage Hills Shopping Center, after residents complained about the scope of the plans.

In October, Charter Properties submitted a proposal to the City of Pleasanton to demolish the vacant stores at the five-acre shopping center and completely redevelop the property.

According to city officials, the site, which is located at Bernal Avenue and Tawny Drive, used to be a popular retail location. A 44,028-sf building occupies the site, which was once the home of the popular Flair Market, a full service grocery store, as well as a Ben Franklin store and numerous smaller retail businesses. However, today there are only two businesses that are still open in the center, which is reportedly priced at $7 million. Both businesses operate on month-to-month leases.

Charter Properties originally planned to build a 110-unit apartment community with 38 townhouses and a small commercial area. However, residents complained that the area needed more commercial space, as opposed to additional housing. While the idea of a new shopping center appeals to residents, both the city and developer are hesitant to build a new retail center to replace one that failed more than a decade ago.

Charter Properties has not tossed aside the wishes of the locals, though. The company will reconsider its original plans and look for ways to modify the proposal before it goes before the Planning Commission next month. The current proposal includes 2,600-sf of commercial space but the revised proposal will likely increase this number significantly.
