Manufacturer Inks 20,328-SF Industrial Lease

SUN VALLEY, CA-Maasdam Pow’R-Pull Inc., a manufacturer and distributor of industrial equipment, signed a 10-year, $1.77-million lease for 20,328 sf of industrial space, according to NAI Capital Commercial brokers.

Maasdam’s new space is at 9440 Chivers Ave. in a building owned by RREEF Real Estate Investment Management, according to Chad Gahr and David Young, the NAI Capital team representing the tenant in the lease negotiations. Barbara Emmons and Stan Cook, both with CB Richard Ellis Inc., negotiated the terms for the building owner.

Maasdam Pow’R-Pull will be relocating from Burbank into the freestanding, single-story building and will use the new facility to manufacture and distribute its products, according to Gahr and Young. The NAI brokers say the tenant chose the building for its high ceiling clearance, abundant heavy power and numerous dock-high loading bays. The building is also close to the Interstate 5 Freeway in an area of class A industrial facilities.
