HOUSTON-ProLogis has secured a 77,726-sf renewal from a five-year tenant, who has just pledged to stay put for the long term at 1350 Salford in Houston’s bustling northwest industrial corridor. In the southeast submarket, a 30,200-sf industrial lease was penned.

ACTS Customs Brokers, a Houston-based public customs warehouse operator, reviewed many options before signing to stay, Stephen B. Schneidau of the Houston office of Cushman & Wakefield of Texas Inc., tells GlobeSt.com. He says his client got some expansion space in the re-crafted pact for the 112,000-sf building.

Schneidau says ACTS ultimately stayed in place because the building is a functional design, with a good location, plus the tenant has a good working relationship with the building owner. Denver-based ProLogis used in-house broker, Art Barkley, to negotiate the new deal.

In southeast Houston, Unicco/PolyOne took 30,200 sf at 7188 Mykawa Rd. Thad Hickman and Tyndall Yaap, both with Grubb & Ellis Co’s Houston office, represented the tenant. The building owner, Houston-based Transwestern Commercial Services Co., had Darryl Noon in its Houston office handles its interests.
