ARLINGTON, TX-A trio of leases and the sale of a building have closed for the Great Southwest Industrial District, delivering deals for both Arlington and Grand Prairie property owners.

A 38,396-sf building at 3101 Dalworth St. in Arlington went for $35 per sf, David Dunn, president of Dunn Commercial LP in Arlington, tells GlobeSt.com. The property was on the market a year before Gary Vrba of Arlington came along with an offer. Replacing the air condition sales and repair sign will be one for a sign assembly and sales business.

Dunn represented the buyer. R. Alvin Moore of Alvin Moore & Associates in Arlington negotiated for the seller, Earl Burleson of Covington, TX.

The trio of leases brings a move-in in two days to Westgate Plaza at 2016 E. Randol Mill Rd., also in Arlington, in a relocation by Jostens, a distributor of school rings, caps and gowns, from Duncanville. The business’ owner, Brad Golden, spent most of the first quarter looking for space that would get him closer to the epicenter of his distribution area. The long-term lease for 2,993 sf of flex space was structured by Dunn Commercial’s Frank Jester, the tenant’s representative, and John Wasilchak, an in-house representative for building owner, WG Plaza Ltd. and WG Capital LLC.

Also occupying in May will be LANtek Communications Inc., which took 2,999 sf at 2550 114th St. in the Grand Prairie section. The tenant is relocating from within the Great Southwest to a building owned by OMO Investment Co. of California. Jason Miller of Property Advisers Realty Inc. in Irving single-handedly brokered the pact for the designer and installer of structured cabling.

A renewal in Arlington is keeping 1180 Corporate Dr. West at 100% in a long-term signing by Island Dental for 4,700 sf, says Dunn, the listing broker for Allen Avery of Arlington and the sole broker on the deal.
