NEWPORT BEACH, CA-The law firm of Newmeyer & Dillion has expanded by 8,853 sf and now leases a total of 34,682 sf with the signing of a sublease and the extension of its direct lease at 895 Dove St., according to Julien J. Studley Inc.

Royce Sharf of the Irvine office for the New York City-headquartered Studley, tells GlobeSt.com that finding more space for the law firm represented a difficult assignment because the building at 895 Dove St. was 100% leased and the law firm didn’t want to move. Sharf was part of a Studley team that included Scott Granger and Michael Props, also of the Irvine office, who represented Newmeyer & Dillion in the $3-million deal.

Sharf says the Studley brokers found sublease space in the 895 Dove St. building at below-market rates for highly improved space within the building. Sharf explains the sublease with John Lang Homes runs for four years and six months.

The Studley brokers also renegotiated Newmeyer & Dillion’s direct lease with the building owner, Glenborough Realty Trust, to end at the same time as the sublease. Total consideration for the combined leases is approximately $3 million. John Lang Homes was represented by Bob Thagard of Orion Property Partners in Newport Beach, with San Mateo-based Glenborough represented in-house at 895 Dove St. by David Peacock.

Newmeyer & Dillion will now occupy the top floor and most of the ground floor of the 105,000-sf, five-story Dove Street building. The law firm is expected to move into the expansion space early this summer.
