BOSTON-Two adjacent parcels of land next to the new Convention Center in the city’s South Boston neighborhood are for sale for $10 million, according to the offering broker, South Boston Realty.

One of the land parcels, located at 320 D St., is one acre in size and its asking price is $4.75 million or $109 per sf. The other adjacent property is located at 220 West Second St. on a one-plus-acre site and is on the market for $5.25 million. The sites are prime real estate, located near the redeveloped Seaport district and South Boston’s residential neighborhood.

The properties are owned by two trucking companies, Bonnie Express owns 302 D while Boston Buffalo Express owns 220 West Second, and currently house a number of industrial buildings that, according to June White of South Boston Realty, would probably have to come down for any new project to be built. White emphasizes to GlobeSt.com that the properties have an environmental clean bill of health, an issue crucial to getting a deal done in the area.

“This is perhaps one of the most visible and prominent land sites near the new Convention Center,” says White. “This is an up-and-coming part of South Boston and will soon feature tree-lined streets, new roads and new sidewalks. It’s a great opportunity for any developer or investor.”

White adds that these parcels can be sold individually or jointly. She notes that the property is currently zoned industrial, but could be zoned to be 35 feet in height for residential development. She emphasizes that the South Boston residential real estate market “has never been stronger. Interest in residential units west of Dorchester Street and north of Broadway has skyrocketed in recent months with prices starting in the high 300′s up to over one million dollars per unit. Many of these units are selling pre-construction.”
