DALLAS-Five office leases pass muster as three tenants renew, one expands and another relocates to shore up 126,100 sf of class A space in Dallas-Fort Worth.

Sherwin-Williams Co. took 24,134 sf at Greenway IA at 2100 Lakeside Blvd. in Richardson for a Southwestern Paint Stores Group. Bill Rudd, leasing manager, and Mike Lewis, vice president of marketing, were the in-house negotiators for building owner, Crescent Real Estate Equities VIII LP of Fort Worth, while the New York City-headquartered Julien J. Studley Inc. team in Dallas of Rob Shepherd, managing director, and Greg Biggs, senior vice president, handled the long-term deal making for the Cleveland-based manufacturer and retailer, which will be relocating from 10440 E. Northwest Highway.

Crescent also snared a 70,000-sf renewal with Tekelec for Palisades I at N. Central Expressway, another Richardson address. Tekelec’s office space houses IEX, a subsidiary of the Calabasas, CA-based provider of Intelligent Networks. Crescent’s Rudd and Lewis negotiated the long-term renewal while Kelley Kackley and Scott Collier of Dallas’ Staubach Co. were the tenant’s representatives.

In downtown Dallas, charlieuniformtango took over first-floor space, home for years to restaurants, to expand the TV post-production company. A tenant since 1996 at One McKinney Plaza, the firm will occupy space emptied about six months ago by Carlson Worldwide Restaurant group’s TGIF. The TV post-production company’s latest long-term lease spans 14,108 sf on the first and second floors.

Sabine Gaedeke Stener of Gaedeke Landers in Dallas tells GlobeSt.com that the finish-out will wrap up in a couple months on the street-level retail space now being converted for office use. The tenant had a year left on an existing lease when the package was reworked to run through 2009.

“We needed breathing room to offer more client services, but we had to wait until the space became available,” Lola Lott, charlieuniformtango’s owner and executive producer, said in a press release. Fast-Track Construction Co. of Dallas is doing the build-out.

Stener and Gaedeke Landers’ Michael J. Haase negotiated the lease for the building owner, Gaedeke Holdings II Ltd. Matt Heidelbaugh of Cushman & Wakefield of Texas Inc. represented the tenant.

At City Center in Fort Worth, the law firm of Jackson Walker renewed 21,016 sf, all on the 24th floor of City Center II at 301 Commerce St. Jack Huff and Kyle Poulson, both with NAI Stoneleigh Huff Brous McDowell, bargained terms for the tenant while City Center Development Co.’s in-house exec, George Duncan, did its talking for the long-term renewal.

Also in Fort Worth, JDW Inc., an investment firm, renewed for the long term on 3,457 sf at University Centre I at 1300 S. University Dr. The class A lease was put together by Will Martin of NAI Stoneleigh Huff Brous McDowell, who represented the 10-year tenant, while NAI’s Rick Hopwood negotiated on behalf of the building owner, 1300-UCI Ltd. of Fort Worth.
