ALLENTOWN, PA-Locally based Kloss Mfg. inked a lease for 13,208 sf at 7566Morris Court, a 111,300-sf industrial/distribution building in the West ParkBusiness Center here. The building was constructed in 1991, and WestConshohocken, PA-based Keystone Property Trust acquired it and adjacentbuildings in the park in December 2001.

Terms of the lease are undisclosed. Brokers familiar with the West Parkcomplex and other industrial/distribution facilities throughout the LehighValley told GlobeSt.com that conditions favor tenants. While the averageasking rate is about $4.25 per sf, taking rates are in the range of $3.75 to$3.65 per sf, they report.

Kloss specializes in selling concession equipment and supplies for Kloss FunFood, including sundae toppings, popcorn and cotton candy machines, andsno-kone syrup to such clients as Philadelphia’s First Union Center andVeterans Stadium, the Philadelphia Zoo, Camden (NJ) Aquarium, Trenton (NJ)Arena, and First Union Arena in Wilkes-Barre, PA.
