LONDON- Wycombe District Council has approved plans for High Wycombe’s biggest retail park, as part of the mixed-use regeneration of the Wycombe marsh site by Kennet Properties, the development arm of landowner Thames Water.

The first phase, which has also received detailed consent, comprises a 107,640-sf retail park, two restaurants, a community centre and 135 homes. The second phase will include a further 350 homes. Kennet is to develop the Wycombe Retail Park, while St James Group, a joint venture between Thames Water and Berkeley Homes, will develop the residential element of the scheme.

Work on the scheme, designed by Mountford Pigott Partnership, is expected to start in Summer 2003 with completion due by Autumn 2004. Morgan Williams and Smith Price are joint retail letting agents.
