$5.5M Project Expands Tolleson Center

TOLLESON, AZ-Construction is underway on a 184,000-sf, $5.5-million combo office and industrial development in Tolleson, west of Phoenix, that will mirror its award-winning sister property next door.

Designed by Loren Dickinson with Dickinson Architects of Phoenix and built by Wespac Construction Inc., the Ancona Tolleson Center is expected to be completed by September. Situated at the junction of 86th Avenue and Washington Street, the project is being built for E&V Investments, a Phoenix-based property investment company founded by Vito Ancona, who gave the project his name.

The Wespac-developed Ancona Tolleson Center’s first phase was named Outstanding Industrial Project for 2002 by Southwest Contractor magazine. The project was cited for its “upscale and innovative” design, which features freestanding, curved bands and columns reminiscent of rolls of paper–a testament to the building’s primary tenant, TriPaper.

Wespac’s project manager, Jeff Nicholson, tells GlobeSt.com that Phase II will recreate that award-winning design of the first phase to deliver a single-story, modern tilt-panel building with dock-high loading and enough interior elevation to accommodate a mezzanine that allows tenants the option of converting the single-story space into two stories. Nicholson said the building, which features two entrances, was designed to accommodate two industrial tenants, but can be reconfigured to rent to smaller users. Bob Beardsley, with Southwest Commercial Brokerage in Phoenix, will serve as the property’s leasing agent.
