FORT WORTH-A 21-year tenant in class A office space in the Fort Worth CBD not only is staying put in 59,591 sf, but it’s added another 1,701 sf to the bottom line in back-to-back deals for the 1.5-million-sf City Center.

The law firm of Kelly, Hart & Hallman re-upped for another five years and then cut a five-year expansion to give the firm practically three full floors in the high-rise bank of the 33-story Chase Texas Tower, George Duncan Jr. of City Center Development Co. tells GlobeSt.com. If the tenant checked out other buildings, he’s not aware of it. Just signing on the dotted lines is affirmation of the law firm’s relationship with the economics of the deals that were put on the table.

“They like the relationship they have with City Center. They like their square footage and they like their position in the building,” Duncan says. The law firm occupies most of the 24th floor and all of the 25th and 28th.

Since late January, Duncan has renewed and expanded at least three other longtime tenants in the complex. And, he intimates, “I think in the next 30 days we’ll have some more.” At last count, the Chase Texas Tower at 201 Main St. was more than 93% occupied while its sister building, City Center II at 301 Commerce St., was above 94%.

The law firm, founded in 1979, is one of the original tenants. Built in 1982, the two-tower complex is leased, managed and owned by City Center Development Co.

“Over the years, the firm has grown a great deal,” Mart Hart, managing partner of Kelly, Hart & Hallman, said in a prepared statement, “and we have been well supported in terms of both space and facilities.” The full-service firm, which also has an Austin office, has more than 80 attorneys who represent some of the region’s most prestigious names, including the Bass Family Interests.
