DALLAS-The Dallas-Fort Worth metroplex, a recognized shopper’s mecca, is cranking out retail leases from one end of town to the other. In recent weeks, 39,453 sf has been tapped, mostly in the suburban markets.
In Dallas, Mii’s Bridal Salon leased 3,396 sf and Quizno’s Classic Subs took 2,000 sf at Casa Linda Plaza, a 326,478-sf, Albertsons-anchored center at the junction of Garland Road and Buckner Boulevard. The bridal shop, which will open in June, penned a five-year lease while the sandwich chain, eyeing a September opening, made a 10-year commitment for the Jacksonville, FL-based Regency Centers’ property.
Dallas’ Lakeside Village Shopping Center at 9669 N. Central Expressway landed an 8,715-sf lease for a youth and adult fitness center, with such offerings as cheerleading and dance. The Park Cities Spirit Inc. lease was negotiated by Gregory L. Miller and Dan Shoevlin, both with Dallas-based Henry S. Miller Commercial for both tenant and property owner, the Lakeside Shopping Center Partners Ltd.
The Texas Massage Institute set up shop in a 7,910-sf space in the Lawnview Center at 7324 Gaston Ave. in East Dallas after its prior location at Mockingbird and Abrams was sold for a CVS pharmacy development, Jeff Harrison of Dallas-based Weitzman Group tells GlobeSt.com. He and Frank May, an independent Dallas broker, negotiated the terms for school’s new location with building owner, Pecan Commons Ltd.
The school, signing a medium-term lease, backfilled a second-floor space that was vacant for several years. Founded in 1985, the institute, formerly Wellness Skills Inc. and Dallas Professional Massage Studies, also has campuses in Dallas, Plano and Fort Worth.
In Fort Worth, Sally Beauty Supply, a 10-year tenant, has renewed a 2,000-sf location in the Altamesa Shopping Center at 3518 Alta Mesa Blvd. in another long-term lease packaged by Jason Miller of Property Advisers Realty Inc. in Irving and Mike Frazier of Sally Beauty Supply.
A Regency Centers-owned property in Mansfield, about 20 miles southeast of Fort Worth, is getting a No Frills Grill sports bar. The restaurateur signed a five-year lease for 8,222 sf that will open in October in Matlock Center, an 82,139-sf, Wal-Mart-anchored property at the corner of Matlock Road and East Debbie Lane.
Another popular sports bar and grill, the Endzone, tapped 7,427 sf at the Crossroads Shopping Center at Parker and Independence in Plano. Henry S. Miller Commercial’s Shoevlin and Mark Hajdu negotiated both sides of the deal.
The suburb making the biggest gain was Frisco, where four retailers took a combined 7,743 sf. The Main Street Center, owned by Regency Centers, is getting a 1,500-sf Pizza Hut in a five-year lease. The eatery will open in September in the 95,002-sf center at the crossroads of FM 720 and 423.
Regency’s Legacy Center, a 119,692-sf property at the intersection of Legacy and Lebanon, is adding a 2,465-sf Jungle Gym Children’s Fitness center. The plan is to open in September.
In June, Frisco’s Prestonbrook Crossing, a 63,373-sf Regency property at Preston and Rolator roads, will cut the ribbon on a 1,400-sf Postnet. And at 2500 Legacy Dr., Trading Continuum signed for 2,378 sf in a deal put together by Ryan Hamilton of Henry S. Miller Commercial.
Also newly signed is a 2,100-sf lease for the Village Center, another Regency property. Shaw’s Restaurant will open doors in July in the 118,092-sf, Kroger-anchored center along Texas 114 in Southlake.
The stack of done deals also includes an 8,490-sf location for another Dollar Tree. The retailer, working through a Texas expansion, signed for the Westview Shopping Center in Plainview in the Texas Panhandle in a deal handled by Jennifer Frank of Fort Worth-based Woodmont Co.
