ATLANTA-A multi-million-dollar investment is beginning to pay off for Atlanta-based Braden Fellman Group Ltd. at the 109-year-old, 110,000-sf Wagon Works loft office development in historic East Point, five miles south of Downtown.

The 22-year-old Intown development group has brought occupancy at the former mill structure to 65% with the signing of locally based Rail Runner NA Inc. to a three-year, 1,200-sf lease. Braden Fellman is using competitive asking rents of $10 to $12 per sf to attract high-tech organizations, creative service businesses, entrepreneurs and non-profit organizations to the venture.

“We’re continuing to provide businesses what they’re demanding in today’s economy,” says Braden Fellman president Preston Snyder. “Our location in East Point enables us to offer more affordable rates to our tenants without compromising unique alternative design.” He calls that formula “a winning combination.” Wagon Works has 20 tenants.

For Rail Runner, the move to Wagon Works ties in directly to its core business–providing high-quality, innovative bi-modal products to the freight transportation industry. “This site and the East Point area are steeped in railroad history and activity,” says Rail Runner president Charles Foskett. His company has satellite offices in Philadelphia and Boston.
