HOUSTON-Two renewals and two new deals fill 46,277 sf at industrial properties in four Houston submarkets. A 10-year tenant walks away with the largest deal in the stack.

Dallas-based DHN Enterprises Inc. renewed for the long term on 25,000 sf at 9133 Wallisville Rd. in the northeast sector. Bill Ginder with the Houston office of Caldwell Watson Real Estate Group tells GlobeSt.com that the 10-year tenant, a truck parts supplier, likes its curb appeal so much that it re-upped without surveying the competition. MSDW Office Partners LP owns the 120,000-sf, multi-tenant property.

The second-largest pact was a renewal by the Poulter Co., which does business as Atlas Wholesale. It signed for 12,597 sf at 2526A Fairway Park Dr. in the northwest corridor. Caleb Lawson with office of Caldwell Watson Real Estate Group in Houston represented the tenant in the negotiations. He tells GlobeSt.com that Atlas Wholesale, a distributor of flooring supplies and tools, re-upped its four-year space with a medium-term commitment.

Lawson, who’s not going into detail, says Atlas shopped the market extensively, but aggressive bargaining and extra concessions by building owner, Chicago-based First Industrial Realty Trust Inc., sealed the deal. First Industrial used in-house broker Troy MacMane to negotiate its terms for the 170,000-sf, multi-tenant structure.

Vavimex Group Logistics Inc. moved into 5,755 sf of warehouse space at 15905 Morales St. on the north side. B. Kelley Parker, John F. Littman, H. Frank Stanley, Marshall V. Davidson, David L. Cook and Jeff G. Peden, all with the Houston office of Cushman & Wakefield of Texas Inc., represented the building owner, Aero Greensmor LP in the lease negotiations.

On the west side of town, Tekplan Solutions Texas LLC took 2,925 sf at 1434 W. Sam Houston Parkway near its intersection with Interstate 10. Andrew W. Sowell of Houston’s Boyd Page Commercial Real Estate Services represented Tekplan in the lease while Faron Wiley in the Houston office for Dallas-based Trammell Crow Co. represented the building owner, Essex Houston Industrial Portfolio.
