IRVINE, CA-The online auction of 3,700 acres of raw land at El Toro, the former Marine Corps Air Station, will begin this fall, according to Colliers Seeley International and General Services Administration (GSA).

The timing of the auction was one of the “to be determined” details from about two months ago when the GSA announced it would auction a big portion of the land at the former Marine base to private developers. Patrick Remolacio of Colliers Seeley in Anaheim, who is handling administration and marketing of the land, says the Web site for the former El Toro base, now called Heritage Fields, has been redesigned to provide detailed descriptions of the parcels for sale and key due diligence information about the property. The 3,700 acres will be divided into four parcels. Jim Vereeke, the GSA’s senior contract administrator, says the site will list suggested minimum bid prices for each tract.

The Heritage Fields current land-use plan calls for 3.1 million sf of industrial R&D, office and retail development; approximately 3,400 residential units; 45 holes of golf; and a 7,800-student university campus. About 60% of the land area is dedicated to open space, including parks, exposition centers, golf and sports facilities.
