WASHINGTON, DC-Another tenant has signed on to occupy office space in the grand 530,000-sf building going up at 901 New York Ave. Law firm Powell Goldstein Frazer & Murphy LLP has preleased 85,000 sf in the $150 million, class A edifice under development by Boston Properties. The structure is on target for completion in August of next year; Powell Goldstein expects to make its move from Pennsylvania Ave. by November 2004.

Details of the law firm’s lease agreement remain undisclosed, but Cushman & Wakefield–which is handling leasing activity on behalf of Boston Properties–lists rates in the building at $34 to $36 per-sf. CB Richard Ellis represented Powell Goldstein in the transaction. “We were one of the first law firms to move to Pennsylvania Avenue in June of 1987, and we are again looking ahead by moving to 901 New York,” says Powell Goldstein’s Washington office managing partner Alan Parver. Located near DC’s celebrated new convention center, 901 New York is now about 76% leased. Other tenants that will make a home in the building include law firms Finnegan Henderson Farabow Garrett & Dunner, and Shea & Gardner.
