CHICAGO-The heating and air conditioning wholesaler Park Supply Co. has inked six simultaneous industrial leases totaling more than 145,000 sf of warehouse/distribution space in the Chicago area. The transactions–five new leases and one renewal–represent a carefully executed expansion and reorganization of the West Side-based firm’s distribution network.

Cushman & Wakefield of Illinois’ Adam J. Moore, Douglas E. Hayes Kent J. Ilhardt and Jeff P. Samaris represented Park Supply in negotiating the agreements, all of which carry a July 1 commencement date. The transactions follow on the heels of Park Supply’s headquarters consolidation to a 112,000-sf space at 3509 W. Addison St., a lease arranged by the same C&W team. That deal was completed late last year, and Park Supply took occupancy of the space in late May.

The new leases include roughly 20,000 sf within the 80-acre Hickory Creek Corporate Center at 7950 W. 185th St. in Tinley Park, and nearly 25,000 sf in Elgin’s Tollgate Business Park. Located at 1500 Scotsdale Road, the 49,000-sf Tollgate building is owned by Tollgate Road LLC. Bruce Granger of Grubb & Ellis and Capital Realty & Development’s Rich Turasky represented the ownership in the Tollgate transaction. Park Supply also leased another 24,000 sf at 515 Factory Dr. in Addison. In that deal, owner Centerpoint Properties Trust was represented internally by Todd Vezza.

In Chicago, Mitch Adams of Camins Tomasz Kritt represented owner Maplewood Venture in Park Supply’s 24,000-sf lease at 222 N. Maplewood. Adams also negotiated on behalf of landlord City Center Properties in arranging a commitment for 26,110 sf at 2820 W. 48th Place in Chicago. In the sole renewal of the portfolio, Park supply extended its lease with owner RLD Investments for roughly 26,400 sf at 3733 Hawthorn Court in Waukegan.

Park Supply, a former Pameco Corp. subsidiary, was acquired last month by Rheem Manufacturing Co., a prominent producer of central heating and cooling products. New York-based Rheem is a wholly owned subsidiary of Paloma Industries of Nagoya, Japan, the world’s largest producer of gas appliances.
