SAN DIEGO-The board of directors of the Centre City Development Corp. has recommended that the city redevelopment agency and the San Diego City Council approve a proposed disposition and development agreement with CityMark Development LLC for the development of Ballpark Lofts, a seven-story, 77-unit, market-rate condominium project.

To be designed by Studio E Architects, the project is slated for an L-shaped parcel on the north and west sides of the P-1 Parking Garage currently under construction on the block bounded by J Street and Tenth, Eleventh and Island avenues.

The project includes 109 parking spaces to be located in the basement level of the P-1 Garage. Ballpark Lofts, officials say, will add much needed for-sale housing in downtown San Diego in addition to apartments under way there. It is one of a number of housing projects either under way or planned in the downtown area that are considered an important element in the continuing development of downtown. Recently, the nearby Ballpark Place apartment complex was sold for $9.8 million and was 96% occupied at the time of the sale, reflecting what industry sources say is a strong demand for all types of housing in downtown San Diego.

Earlier this year, developers of a new condominium project in the Gaslamp District started construction on 149 units that will be known as Trellis Fifth Avenue. Developers say all of the project’s 149 planned condos are already reserved. The Trellis project will be a two-tower complex on K Street between Fifth and Sixth avenues and will include 18,264-sf of retail space. And earlier this month, the Centre City Development Corp.’s board gave its nod to the Carnation Bock Condominiums project, which would bring 285 new units to a 55,000-sf site bounded by J and K streets and Tenth and Eleventh avenues.
