SOUTHFIELD, MI-The Nolan Bros. of Texas Inc. have proposed building a $35 million mixed-useproject on former Disney-owned land in Southfield.The company has proposed plans to the city to build 164 condominiums, aswell as almost 10,000-sf of retail and a three-story self-storage facilityon 22 acres along Evergreen and 10 Mile roads.

Nolan is represented in this area by Bill Bowman, owner of Great NorthernLand of Ann Arbor.

Bowman told GlobeSt.com that the company looks to build active seniorhousing and some townhouses on the property. He said the company will gobefore the Southfield Planning Commission on July 2 to request a rezoning ofthe property from multifamily to regional center.

“Most of the property is currently vacant, except for three homes, which areunder option. The rest of the property has already been purchased,” Bowmansaid.

The property includes eight acres it purchased from Disney, which formerlyowned the adjacent complex for WXYZ-Channel 7 studios.This is Nolan’s second try on the property, Bowman said. In 1999, thecompany came in with a similar project when it then owned only 10 acres.

“The city said we were trying to squeeze too much into too little space,”Bowman said. “And quite frankly, they were right. We’re happy to have moreland for this new project.”He said if all goes well with city permission, the zoning change may beapproved by the end of the summer, and construction could begin by earlynext year. It would take about two years to complete, Bowman said.

Another requirement of the city is including much open space for theproject.”About half of the land will stay open,” Bowman said. “That’s a part ofthis, we’re able to do more density in one area if we leave the otherportion alone.”
