ATLANTA-Locally based RGC LLC, anticipating a housing boom in suburban Cherokee County, is asking county officials to rezone Belmont Downs for the second time, according to a published report.

The developer wants the county to allow a total 500 shelter units instead of the 325 approved in the 2002 rezoning. The site is near GA 20 and GA 369.

The revised plans for Belmont Downs call for the preservation of 160 acres in the 446-acre residential and 30-acre commercial subdivision, according to the report. The residential component would have 468 homes on half-acre lots and 32 houses on one-acre lots.

The reason for requesting a new rezoning is to allow the developer to cover costs of extending public sewer lines to the subdivision, according to the report. The additional homes would cover the costs. The subdivision’s original plans called for septic tank installations instead of sewer lines, the report states.
