ATLANTA-CMD Realty Investors of Chicago has been busy in suburban Atlanta in the last 30 days. The owner/operator of 10 million sf of office and industrial space nationally has signed leases with four office tenants at three properties for a total 43,153 sf having an estimated lease value of $2.75 million.

At NorthChase Office Park, Accredited Home Lenders is taking 12,710 sf for five years at the 59,332-sf 1130 NorthChase building. The lease brings the 17-year-old structure to 21% occupancy. Gross asking rent is $15.50 per sf. Alex Hayden of CB Richard Ellis Inc. negotiated for the tenant.

At the 85,152-sf 1165 NorthChase building, also erected in 1986, Pratt & Whitney, represented by Mike Wells of US Real Estate Brokerage Services, is leasing 6,162 sf for one year. The lease brings the building to 93% occupancy. Gross asking rent is $17.50 per sf.

CMD was represented in both transactions by Steven Katz and Gwen Wegman of Ackerman & Co., working with Allen Aldridge, vice president and regional manager of CMD’s Southeast region.

“Located within the NorthChase Office Park, two miles north of the Interstate 75-Interstate 285 interchange, 1130 and 1165 NorthChase offer high-end amenities, such as adjacent hotels, restaurants and health clubs, along with extensively landscaped grounds with picnic areas, a pone and walking trails,” Aldridge says in a statement.

At the eight-building, 282,702-sf DeKalb Technology Center, the US Postal Service has renewed its five-year lease for 17,348 sf. The asking modified gross rent is $9 per sf. The lease brings the one-story center to 87% occupancy. The center was built in stages between 1985 and 1988.

Charlie Clark and Steve Proctor of NAI/Brannen Goddard represented CMD, working with Aldridge. Located minutes from the I-85 and I-285 interchange, DeKalb Technology Center “gives tenants quick access to Downtown Atlanta and the DeKalb/Peachtree Airport,” Aldridge says.

In Atlanta’s northwest submarket, the Walker Cos. have signed a new six-year lease for 6,933 sf at the 266,718-sf 2100 RiverEdge office complex. The lease brings the 18-year-old, 13-story building to 96% occupancy. Average asking gross rent is $22 per sf.

Rob Binion of Lavista Associates represented Raymond Walker in the transaction. Bill Weghorst and Tom Miller of Insignia/ESG negotiated for CMD, working with Aldridge. The property is near the I-285 interchange and Northside Drive.
