CHICAGO-U.S. Bank is leasing 46,122 sf at the landmark Rookery Building, consolidating operations now at 30 N. Michigan Ave., the Wrigley Building at 400 N. Michigan Ave. and 150 S. Wacker Dr. Retail branches will remain at the two Michigan Avenue locations. U.S. Bank will occupy space on the second, third and fourth floors of the building, with a future retail location on the street level.

The Rookery Building was designed by Chicago architect Daniel Burnham of the famed Burnham & Root firm. An addition was later designed by Frank Lloyd Wright. The building underwent a major renovation in the early ’90s.

Although terms were not disclosed, published net lease rates at 209 S. LaSalle St. range from $19 per sf to $23 per sf.

“Our new regional headquarters, just a short walk from the Board of Trade, illustrates how important the Chicago market is to us and the growth we have attained thus far,” says U.S. Bank Chicago market president Michael J. Clawson in a statement.

U.S. Bank, the eighth-largest U.S. financial services holding company, will make the move in March 2004. It was represented by MB Real Estate Corporate Services SVPs Jay Beadle and Andrew Davidson in negotiations with ING Clarion VP Eric Myers. ING Clarion now manages and owns the national historic landmark building.

For Davidson, the deal brought him “full circle” at the 283,000-sf building. He was a tenant representative for Tom Baldwin who had bought and renovated the property in the early 1990′s. Davidson also was in charge of leasing Burnham Center at 111 W. Washington St. “The Rookery…is a great building that has special appeal to anyone who knows and understands the history and importance of Burnham’s influence on Chicago architecture,” Davidson said.

U.S. Bank currently has 47 retail locations throughout the Chicagoland area, including seven branches located inside Meijer stores located in the western suburbs of Chicago.
