CHANDLER, AZ-A 42,184-sf industrial building that was on the market about eight months ago has found a new owner in a Valley investor who put down more than $2.2 million to take title to a Chandler property.

Irving Hoffman grabbed the property, located at 7100 W. Erie St., from local seller, Reggie Fowler, who had used the building for his plastic manufacturing business, Stein Koss, with Lee & Associates Arizona, tells GlobeSt.com. “He was looking for a 30,000-sf to 40,000-sf building in the southeast valley with dock-high, grade-level loading and this fit that need,” said Koss, noting that Hoffman plans to use the property for his engine parts refurbishing business, Turbo Resources.

The building, which was vacant about three months, attracted the interest of several prospective buyers, but it was Hoffman’s offer of $55 per sf, $5 less per sf than the original asking price that won the keys to the building, said Koss, who represented the seller in the transaction. The buyer was represented by Don MacWilliam, formerly with Insignia/ESG and now a broker with Colliers International.
