HUDSON, MA-Developers have proposed building a 128-unit condominium complex on a two-acre site on Main Street in the town’s downtown area. Delphic Associates and MP Development LLC are applying for a comprehensive permit under the state’s Chapter 40B affordable housing law.

Eric Berman, a spokesperson for MassHousing, the state’s affordable housing bank, tells GlobeSt.com that the developers submitted an application with his agency. He says that the project would involve 32 affordable units and 96 market rate units. Under the affordable housing law, if a town does not have 10% of its housing affordable and a proposed project has 25% of its units affordable, the developer can bypass local zoning laws to get the project approved.

A town representative tells GlobeSt.com that at last count Hudson does not have its 10% affordable housing, but the town has recently approved two other 40B projects making it possible that it is either close or at 10%. Laura Simpson, Hudson’s land use coordinator, tells GlobeSt.com that the developers have not yet filed an application with the town yet.

Berman notes that if MassHousing approves the project, the developers then have to apply for a special permit with Hudson’s zoning board of appeals. MassHousing is in the process of seeking comments on the project from the town and will make its decision within a month.
