VAN NUYS, CA-City of Los Angeles workers have moved into the Marvin Braude San Fernando Valley Constituent Service Center, a 142,500-sf government office facility that was developed for the city by Voit Development Co. of Woodland Hills, coming in five months ahead of schedule and more than $2 million under budget.

Tim Regan, vice president of Voit Development Co., tells GlobeSt.com that the job was budgeted at slightly more than $33.7 million, but it came in at $31.5 million. The project was designed by Ware Malcomb Architects of Irvine, with Snyder Langston of Irvine as the general contractor.

The Marvin Braude Constituent Service Center is one of seven neighborhood constituent centers planned for the City of Los Angeles as part of a plan to make local government more neighborhood-based. The city chose Voit as the developer for its 30 years of experience in office development and deep roots in the San Fernando Valley, according to Los Angeles councilwoman Cindy Miscikowski, who initially led the project for the City of LA. Voit has been the developer on many commercial projects in the San Fernando Valley, including the Warner Center Plaza office complex in Woodland Hills and Van Nuys Center at the Plant, a redevelopment of the former General Motors assembly plant in Van Nuys.

Besides office space, the Marvin Braude center includes 9,500 sf of ground-floor retail space. Voit says it is negotiating with prospective tenants and expects the first ones to move into the space in 60 to 90 days.

The Mediterranean-style building houses employees of several city departments, including the mayor’s office, council offices, city attorney, department of transportation, finance office and public works bureau of street services. Also located in the building is the city construction services “one-stop” center that includes the building and safety, planning, engineering and fire departments.
