DALLAS-A five-year tenant has renewed a 20,380-sf industrial lease for the short term while two other renewals, totaling 13,356 sf, keep a Great Southwest building hovering at 85% occupancy.

The 12-month lease for Trainor Glass Co. at Grisson Lane I, a Proterra-owned industrial site at 11422 Grissom Lane, “keeps some flexibility” in future deal making, Dan Lawson, marketing director for Dallas-based Proterra Properties Inc., tells GlobeSt.com of the “market rate” renewal. The going rate in the Stemmons submarket for wholesale/distribution space is $3.41 per sf and $5.46 per sf for flex and research and development, according to the latest numbers by Grubb & Ellis Co.

The firm occupies half of a fully leased building near Walnut Lane and Stemmons Freeway in Dallas. Layne Fletcher of Dallas-based Bradford Cos. represented the tenant.In Grand Prairie’s corner of the Great Southwest Industrial District, Lawson locked in Toro Imports for another 12 months and C. Freeman Co. for five years. Both are longtime tenants at GSW 206 at 1022 Avenue M.

Toro Imports re-upped for 7,420 sf and C. Freeman Co. held tight to 5,936 sf of office/warehouse space. Lawson single-handedly worked out the renewal with Toro Imports while Tom Walrich of Banner Commercial in Dallas negotiated for C. Freeman Co.
