THOUSAND OAKS, CA-In what brokers are calling Ventura County’s largest office transaction in several years, biotechnology company Amgen has signed a sublease with Intel Corp. to occupy a new, two-building 200,000-sf office complex at Conejo Spectrum, according to Westcord Commercial Real Estate Services. Tony Principe of the Westlake Village office of Westcord says Amgen has inked an eight-and-a-half year sublease for the buildings, which are at 2380 and 2400 Conejo Spectrum Drive. Intel was asking $1.95 per sf per month, full service gross, for the space, but terms of the sublease were not disclosed.

Principe represented Intel, along with the firm of Cornish and Carey of Santa Clara. Seth Dudley and Dave Gordon of Julien J. Studley Inc. represented Amgen. The buildings subleased by Amgen are two-story, concrete tilt-up structures with 50,000-sf floor plates. The buildings provide on-site parking in the ratio of 3.8 spaces per 1,000 sf of building area.

Principe says the Conejo Spectrum facilities will accommodate Amgen’s ongoing expansion in the Thousand Oaks area. He says the buildings are likely to house a large portion of theoperations of Immunex, another biotechnology company acquired by Amgen in December, 2001.Intel had some nine years remaining on its lease at Conejo Spectrum with Cusumano Real Estate Group, a Burbank-based real estate investment company that bought the buildings from Investment Development Services shortly after they were built.

Besides the Amgen space, Intel recently subleased a 50,373-sf building in Newbury Park to Agfa in a deal brokered by Principe, who is also marketing two other buildings for the company totaling 130,000 sf in that community. The space is part of what is known as the 101 Technology Corridor office market, which is variously defined by different brokerage firms. In general, the market stretches for about 30 miles along the 101 Freeway in Los Angeles and Ventura counties and includes up to 4 million sf of offices.
