WELLESLEY, MA-HQ Global Workplaces is leasing 17,000 sf at 70 Walnut St. in the Newton Wellesley Executive Office Park. The company, which provides shared office space to the business center industry, is renewing its lease for five years. Lease rates for this deal were not available, but the average asking rent for office space in Wellesley according to Trammell Crow Co.’s most recent statistics is about $31 per sf.

Pete Cameron, director of brokerage at the Nelson Cos., represented property owner Newton Wellesley Office Park LP in the transaction while David Townsend of Cushman & Wakefield represented HQ Global.

The four-story, 34,000-sf building is part of Newton Wellesley Office Park, a four-building, 130,000-sf office park, which is leased and managed by the Nelson Cos. and is located at the intersection of Routes 16 and 95/128.

John Craig, president of the Nelson Cos., notes that the property owner is planning an “extensive renovation” to all of the common areas of this building, which he says has been one of their most “successful centers over the years.”
