BOSTON-A few days after sending the city its letter of intent, Equity Residential Properties has filed a project notification form with the Boston Redevelopment Authority to build a residential project at Emerson Place in Charles River Park.

The project will be located on a 5.2-acre parcel near the Massachusetts General Hospital and includes four residential buildings and a replacement parking structure. The principal buildings–two eight-story residential structures–include 296 units. Behind these buildings will be a three-level parking garage containing approximately 490 spaces. The two smaller residential buildings–totaling 24 units–will be designed as low-rise buildings, which the developer says in the form is being done to “complement and add diversity to the scale of surrounding buildings.”

Two three-story buildings, a parking garage, and surface parking spaces will be demolished and replaced to make way for the development. The developer will set aside 15% of the housing as affordable. According to the filing, the existing development on the project site was built out in accordance with the West End Urban Renewal Plan and any new development on the site requires BRA approval.

This is not the Chicago-based developer’s first time it attempted to get a project developed at this site. A year ago it submitted a letter of intent to the city stating its plan to build two large towers in the park but after fierce resistance from local residents it backed off.
