HOUSTON-Two Houston-based firms have inked deals in north Houston submarkets. One is an industrial renewal for 7,600 sf, while the other is a 2,577-sf expansion.

 Best Wash Inc. has signed a short-term renewal for its 7,600-sf industrial space at Wallisville/610 Business Park at 9145 Wallisville Rd., Bill Ginder with Houston’s Caldwell Watson Real Estate Group tells GlobeSt.com.

 Ginder represented the park owner, MSDW Office Partners LP, in the lease negotiations, while Corey Ferguson of the Staubach Company’s Houston office represented the tenant. Best Wash repairs washers and dryers for laundromats.

 According to Ginder, Best Wash has been in its current space for over 12 years. Wallisville/610 Business Park is a five-building, 180,000-sf industrial park located in north Houston. Asking rates at the property average 35 cents per sf.

 Prime Flooring has added 2,577 sf to its existing space at 303 Well Fargo in the Interchange Business Park in northeast Houston. The firm now has approximately 9,000 sf in two long-term leases at the park, says Ginder.

The 92% leased park, which has three buildings totaling 102,000 sf, is owned by Koll Bren Schreiber Realty Advisors. Ginder represented Koll Bren in the transaction. He says asking rates for flex space, which is the type of space Prime Flooring has leased, run about 45 cents per sf.
