CHICAGO-Occupancy at 191 N. Wacker Dr. has hit 75% with three lease deals totaling 57,698 sf. Meanwhile, the job of filling 123 N. Wacker Dr., emptied by the departure of Aon Corp., is 88% complete.

“We’re making slow but sure progress on that one,” says Prentiss Properties president and CEO Thomas F. August, whose Dallas-based REIT owns 123 N. Wacker Dr.

Washington, D.C.-based law firm Bates & Carey is moving across Lake Street from 333 W. Wacker Dr. early next year to 25,164 sf into Hines Interests, LP’s building at 191 N. Wacker Dr. anchored by another law firm, Gardner, Carton & Douglas. William Harris Investors Inc. is moving into 19,114 sf next year in a relocation from 2 N. LaSalle St. Ferguson Partners Ltd. is another relocation, as the advisory group moves from 200 W. Madison St. to 13,420 sf.

Rather than large deals, Prentiss Properties has been filling space caused by expiring leases with smaller tenants. “We’ve got 5,000-, 6,000-, 7,000-sf leases working,” August reports.

Bill Farrell of JM Zell Partners represented Bates & Carey. Kevin Duckler and Wendy Marcovici of Equis Corp. represented William Harris Investors. Jeff Liljeberg and Matt Carolan of CB Richard Ellis, Inc. represented Ferguson Partners Ltd. Greg Van Schaack and Avi Tesciuba handled negotiations for Hines Interests L.P., which owns the 735,000-sf building with CALPERS.
