WESTWOOD, MA-Six leasing transactions, totaling 17,140 sf, were signed at Berwind Property Group’s office building at 690 Canton St. The Philadelphia-based, privately held real estate investment firm bought the 164,695 sf office building this past May. Lease rates for this deal were not available, but average lease rates for Westwood, according to Trammell Crow Co.’s most recent statistics, are about $22 per sf.

The leases involve Vista Care, Inc. taking 6,153 sf and Health Policy Associates occupying 2,673 sf. Other activity included the renewal and expansion of InfoHighway for 4,012 sf as well as three lease renewals: Amerada Hess for 1,952 sf, The Hartford for 1,350 sf and Savit for 1,000 sf.

The three-story building located is located near the Route 128/95 interchange and the Norwood Municipal Airport. The building features a 140-seat café, a fitness room and 2,700 sf of storage space available for rent. The building is currently undergoing a $300,000 capital improvement program that will take place over the next six months. Improvements will include an upgrade of the interior common areas, renovation of the bathrooms, new fitness center equipment as well as a new driveway and signage program.

Albert J. Corr, vice president of Berwind, says that he is confident the property will continue on this active trajectory. The building has about 17,000-sf available.
