FARMINGTON, CT-The Town of Farmington has granted approval of a proposal by Hawthorne, NY-based Ginsburg Development Cos. to build “Chimney Hill,” a 44-unit luxury housing community here.

Officials with Ginsburg Development Cos. say the multi-million dollar project will be developed on a 36-acre vacant parcel of land that is currently comprised of mainly wetlands and vegetation.

Based on the town’s request, Ginsburg Development has designed the community to include 44 new, detached homes and has agreed to market the homes exclusively to households with at least one member over the age of 55.

Martin Ginsburg, principal of Ginsburg Development said, “GDC has worked closely with the Town of Farmington to ensure that Chimney Hill becomes not only a great place to live for future residents, but also an asset to the surrounding area. Baby boomers seeking to simplify their lives by selling the large home they’ve owned for years will enjoy luxurious, maintenance-free living within close proximity to all of Farmington’s amenities.”

More than 20 acres of the 36-acre property will remain open space. The homes’ exteriors will feature traditional New England-style architecture, with elements of colonial, saltbox and Cape Cod architecture, Ginsburg officials note.

Homes will range in size from around 2,100 sf to 3,400 sf, not including optional finished walkout lower levels. Construction is scheduled to begin in the late fall of this year with initial occupancy scheduled for the fall of 2004.

Other Ginsburg communities in Connecticut include the 253-unit townhome community Woodland Hills in Danbury and the Liberty at Newtown development, which features 92 single-level luxury homes. In addition, Ginsburg has begun restoration of the historic Goodwin Estate mansion in Hartford’s West End, and the creation of 56 new luxury townhomes on the estate.
