Texas Newcomer Picks Great SW District

GRAND PRAIRIE, TX-A wholesaler for the automotive industry will open doors in a week on its first distribution site in the Southwest US, selecting 11,825 sf at 2509 109th St. in Grand Prairie’s corner of the Upper Great Southwest Industrial District.

Wheels Specialties Ltd., based in Baltimore, signed a three-year lease to show and sell its wares, high-end wheels and tires. “We got $3 triple net. ProLogis got real aggressive with us,” Eric Gilbert of Grubb & Ellis Co.’s Dallas office, tells GlobeSt.com.

Gilbert, the tenant’s rep, says the Baltimore firm searched the market for about four months before zeroing in on Aurora, CO-based ProLogis Trust’s office/warehouse building situated on a hard corner at the crossroad of Post & Paddock. “When they called and said they wanted to come to town, it didn’t take long,” he says of the Grubb & Ellis national client. ProLogis used an in-house broker, Joe Rudd, to negotiate the terms.
