BOSTON-Ember is leasing 10,000 sf at 313 Congress St. The company, a provider of embedded wireless networking solutions, restructured its lease to enable it to expand its headquarters in the building. Lease rates for this deal were not available, but the average asking rents for the city’s central business district is about $42 per sf.

Roy Hirshland, president of T3 Realty Advisors, represented Ember in the transaction while Ben Heller, vice president at Spaulding & Slye Colliers, represented property owner, Edwards Day Property Investments. “In this market it is particularly gratifying to lease space and it is even better to lease space to a growing, dynamic company like Ember,” says Heller.

The city continues to experience relatively high vacancy rates, but for the first quarter in three years the city’s central business district had a drop in its vacancy rate from 15% in the first quarter to 14.3% in the second quarter, according to Cushman & Wakefield’s most recent statistics.
