WEST WHITELAND TWP., PA-Condo suites one and three, totaling 18,391 sf, at 308 Commerce Dr. in Valley Creek Industrial Park here are up for sale or lease. The asking sale price is $2.1 million, or about $114.19 per sf. Asking rental rates are $14 per sf, triple-net, for the 5,040-sf office area and $6.50 per sf, triple net, for the combined 13,351-sf warehouse area.

Space in suite one is split 5,504 sf office and 6,178 sf warehouse, while suite three contains 7,173 sf of warehouse space. They can be combined into a single unit. The multi-tenant, 29,165-sf, building on Commerce Drive sits on a 3.7-acre site with paved parking for 50 vehicles. It was completed in 1980 and renovated in 1998.

The industrial vacancy rate in Chester County stood at 5.4% at the end of the second quarter of this year, according to GlobeSt.com research. That is the lowest vacancy rate among industrial markets in all of the Philadelphia-area submarkets.
