WALTHAM, MA-InterNoded is leasing 6,690 sf of office space at Prospect Hill Village on 75 Third Ave. The company is subleasing space from Guardent, which sublet one floor to Internoded and continues to lease the second floor. The building, which recently underwent a $60 per sf renovation, is a 30,875 sf office tower and retail building in the commercial district. Lease rates for this deal were not available, but the average asking rent for office space in Waltham according to Grubb & Ellis’s most recent statistics is about $26 per sf.

Pete Cameron, director of brokerage at the Nelson Cos., represented Guardent in the three-year-lease transaction.

Cameron emphasizes that the building is “ideal for InterNoded because of its proximity to Route 128, the unique high-end buildout of space and its easy access to retail facilities.” InterNoded relocated to Waltham from Cambridge which Cameron notes, demonstrates that the city continues to remain “a big draw for high tech-survivors.” The area’s market was particularly hard hit by the recession because of its reliance on high-tech companies to fill its space. According to Grubb & Ellis’s most recent statistics, vacancy rates in the area remain at about 20%.
