ATLANTA-Condominiums, townhomes and single-family residences could be a better fit on the 165-acre site of the financially failing Centennial Golf Club property located on the Cherokee-Cobb County line, Centennial Lakes Partners LLC tells the Cherokee County planning and zoning department.

The developer is asking the county to rezone the land which is off GA 92 and Interstate 75 and Interstate 575. Rezoning applications in that area this year are seeking densities higher than most existing shelter projects, zoning officials confirm to GlobeSt.com.

Cherokee County, a largely rural area with an estimated permanent population of only 3,500, 20 miles north of Downtown, has caught the interest of several developers this year as land prices escalate within the immediate metro area radius, area brokers tell GlobeSt.com.

For example, earlier this year, elected county officials approved local developer Stephen Macauley’s Lakes of Holly Springs, a mixed-use project calling for 100,000 sf of retail, office, commercial and 1,250 shelter units, including 300 townhomes.

Another Atlanta developer, RGC LLC, is asking Cherokee County planners to rezone Belmont Downs, a planned 446-acre residential and 30-acre commercial subdivision in suburban Atlanta. The developer wants to increase the number of shelter units to 500 from 350.
