BOSTON-The Boston Architectural Center is leasing 13,800 sf at 100 Massachusetts Ave. The deal demonstrates the continued growth of the center’s curriculum and the building will serve as classroom space to accommodate its studio and thesis programs. Lease rates for this deal were not available, but the average asking rent for space in the area is about $44 per sf.

The building is owned by Kensington Newbury Associates and the owner as well as the tenant will be substantially renovating the building, including a new lobby, new systems, windows and a major tenant improvement campaign. The center says this commitment to building improvement, the historic architectural character of the building and its close proximity to the center’s headquarters at 320 Newbury St. made the deal an appealing one.

Donald M. Hause, senior director, and Chris A. McMahon, non-profit and education sector specialist, of GVA Thompson Doyle Hennessey & Stevens, represented both the Boston Architectural Center and the property owner in the transaction.

Hause notes that “this was a very complicated process, which included the need to secure zoning relief in order to accommodate the BAC’s use.” Founded in the 1880′s as a club for the architects in the Boston area, the center has evolved into an educational institution offering bachelors and master’s degrees in both architecture and interior design. In 2004, the BAC plans to expand its programs to include a bachelor of design studies, as well as a first professional program in landscape architecture.
